Project Notes: Condo Drywall Installation in Toronto

This Toronto condo project was not large, but it was detail-heavy. The work followed plumbing and electrical changes, so the new drywall had to close multiple openings, rebuild one soffit line, and blend into existing surfaces that were part drywall, part concrete, and part older patchwork.

What made the project tricky

• Elevator and delivery timing were fixed by the building
• Common-area protection had to be installed and removed within the same window
• The unit had strong evening LED lighting, so a casual patch finish would have shown immediately
• One repaired wall tied directly into a concrete column edge

What helped the most

The owner had already confirmed the work window and building paperwork before delivery day. That sounds minor, but it is often the difference between starting cleanly and losing half a day at the loading dock.

How the scope was handled

We closed the openings, rebuilt the soffit line, corrected the transitions at the column, and finished the surfaces to a level that would still look calm once the unit lighting was back on at night. In a condo, finish quality is judged at close range, so that part matters more than the square footage suggests.

Result

The project handed back without the repaired areas reading like separate events. The soffit looked intentional, the column transition stopped drawing the eye, and the painter had a predictable surface instead of a patchwork of textures.

Good condo drywall work is part finish work and part logistics discipline. This job worked because both were handled before the unit started feeling crowded.
