Project Notes: Commercial Fit-Out Drywall Project in Burlington

This Burlington fit-out was a straightforward commercial unit on paper and a timing job in real life. The client needed clean partitions, a reception-facing finish that looked sharper than the back rooms, and a schedule that did not drift because flooring and millwork were already booked behind us.

What the scope included

• Board and finish new partition walls
• Clean transitions around glazing and door frames
• Better finish at the front-facing walls and reception area
• Straight handoff so paint could start immediately after approval

What mattered most

Sequence. The GC did not need a heroic drywall speech. They needed the scope to be understood, the finish level to be separated by area, and the space to stay on the calendar that the other trades were already following.

One small decision that helped

We did not treat every wall the same. The public-facing areas were finished to a tighter standard, while back-of-house surfaces were scoped more practically. That kept the budget sensible without forcing the main sightlines to look average.

How the handoff felt

Clean. That is what the client commented on. Not just clean visually, but clean in the sense that the next trade could actually start. No lingering debris, no surprise touch-up list, no confusion about which walls were ready for paint.

Takeaway

On commercial fit-outs, drywall is rarely the whole story. It is the stage that has to respect everybody else's timing. This one worked because the scope, finish expectations, and turnover standard were decided before the first board was carried in.
