Real project notes from a Mississauga basement drywall install with new framing, bulkheads, pot-light prep, and a cleaner finish standard than the owner first expected.

This basement was in west Mississauga and had already been reframed before we arrived. The owner's first thought was that it was a simple board-and-finish job. Once we walked it, the real work was in the details: long duct bulkheads, a telepost near the open rec area, awkward stair returns, and a low ceiling that would be full of pot lights.
Scope at the start
- Board and finish the main rec room, stair wall, bedroom, and hallway
- Wrap several bulkheads cleanly instead of hiding them with oversized trim
- Keep access clear at the utility edge
- Deliver a finish that still looked smooth under rows of new LED pot lights
What changed during planning
The owner originally expected a basic finish. Once we showed how the pot-light layout would hit the ceiling, we adjusted the finish expectation upward on the largest open areas. That was the right call. The basement would have looked patched under night lighting otherwise.
What made the job feel real, not generic
The stair return needed more shaping than expected. One bulkhead line was slightly off because of framing drift, so we corrected the visual line before boarding. The post wrap also had to stay tighter than usual because the room was not large enough to hide clumsy edges.
How the sequence worked
We staged the ceiling first, set the box lines, boarded the walls, then moved through taping in a way that kept the traffic path open. Sanding was done after a full light check, not just a quick visual pass, because basements this open show more than people think.
Result
The handoff looked simple, which is always the goal. Straight bulkheads, cleaner stair transitions, and a ceiling that did not fight the lighting plan. The owner was focused on paint colour by the end instead of asking about seams, which is usually the best sign the drywall stage was done properly.
